These Terms & Conditions ("Agreement") govern the rental of properties ("Accommodations") through Vila Vita Collection. By making a booking, you ("Guest") enter into a legally binding contract with Vila Vita Collection, the property owner ("VVC").
Vila Vita Collection acts as a booking agent for the properties. When you make a booking, you are entering into a contract with Vila Vita Collection.
Vila Vita Collection offers a furnished property rental service (villas, houses and apartments) with cleaning Services and other amenities, as part of holiday stays in Portugal for visiting Guests who do not elect domicile there and whose stay is on a per day, per week or per month basis.
Bookings are confirmed upon receipt of the agreed deposit or full payment, as specified at the time of booking.
The rental rate, payment schedule, and any additional fees will be clearly outlined in your booking confirmation.
Changes of dates after confirmation are always subject to availability and prior request by writing to Vila Vita Collection.
Only the specified number of persons listed in the booking confirmation may reside on the premises. The number of registered guests given at the time of the booking is the maximum number of persons allowed. Nonetheless, changes in occupancy are permitted as long as the maximum capacity is respected, and Vila Vita Collection is informed by writing.
We reserve the right to charge a security deposit for damages, together with the remaining payment, for eventual damages in the villas. The referred amount will be refunded to the lessee 48 hours after check-out or after a joint inspection of the villa (lessee and the Vila Vita Parc representative), by credit card or by bank transfer. In case any damage is found, the cost will be informed by e-mail or phone to the lessee, as well as the amount to pay additionally or the amount to be returned (additional payment or return value by credit card or by bank transfer).
Each villa contains precious contemporary and antique pieces of art unique to the villa, and each guest must take care to avoid causing any damage to them. Lessee shall be held liable for any artwork or antiques damaged during the rental period and the costs will be set off against the aforementioned security deposit. If damages exceed the security deposit, the Lessee is liable for the remaining damages and must compensate Vila Vita Collection the difference in cost.
VAT and service taxes are included in our rates. City Tax is not included.
A City Tax, payable to the Council of Albufeira, where our Villa Hibiscus Beach House & Casa Rosa dos Ventos (part of Vila Vita Collection) are located, applies to all bookings made after 02 May 2024.
The value charged at check-in time to the guests is of 2€ per adult (13 years and older), per night, for a maximum of 7 consecutive nights per stay. This amount will only be applied for stays between 1 April and 31 October, each year.

Early check in / Late check out on request and may be subject to a charge.
Guests must vacate the property no later than the agreed-upon departure time.
If your arrival is delayed for any reason, you should inform the local contact person give at time of booking, which is prior to the start date of your booking. Should you experience any delays with your chosen transportation to the destination, Vila Vita Collection does not accept responsibility for the problems this may cause.
- Guests agree to use the Accommodation responsibly and in accordance with any house rules provided at arrival.
- Guests are responsible for maintaining the property in good condition and reporting any damages promptly.
- Children are welcome in the properties, as long as the maximum occupancy limit for each property is adhered to.
- Smoking is not allowed inside the properties. Smoking must be done outside on the grounds.
- Subletting is prohibited unless explicitly permitted in writing.
- Pets may be allowed and will be analysed on a case by case basis, an additional fee will be applied accordingly.
- Social events are permitted in our properties by prior agreement in writing and may incur an extra charge.
- Only the persons named in the booking confirmation are permitted to stay at the accommodation; nor is anyone else permitted to visit for reasons other than those agreed in writing by us in advance.
- Guests must allow staff such as the housekeeping, pool maintenance workers and gardeners access to the grounds in order to complete their work.
- Cancellation policy will be advised at time of request and specified within the confirmation.
- Cancellation requests must be submitted in writing.
- Refunds will be processed according to the cancellation policy specified at the time of booking.
- No refund will be given in case of No Shows or Early Departures.
The following services and amenities are provided in all the properties:
- Welcome hamper
- Complimentary toiletries
- Daily housekeeping services
- Changing of towels and linen twice a week
- Wireless Internet access
- Pool heating (when applicable)
- Cots are available under request in some of the properties, to be confirmed at time of booking.
- Utility costs.
The following ones can be provided at extra cost:
- Villa pre-stocking
- Chef
- Airport transfer
- Private driver
- Activities
Vila Vita Collection will ensure regular maintenance and prompt attention to any reported issues.
Guests should report any maintenance needs or damages as soon as possible.
Vila Vita Collection is not liable for any loss, damage, or injury to Guests or their belongings during the stay.
Guests are advised to obtain appropriate travel insurance for their stay.
In the unlikely event that you have cause to complain during the course of your stay with us, you must bring it to our attention immediately and prior departure, either by whatsapp to your host, either by email at [email protected]. You must provide any booking reference and all other relevant information to enable us to fully investigate your complaint. Any complaints which are not made in accordance with this procedure we are unable to accept liability.
Please note that neither we nor the Accommodation Owner will accept any liability in respect of your booking and in respect of any of the contractual obligations arising from that booking in the event of force majeure. This may include but is not limited to events such as war, threat of war, riots, civil disturbances, terrorist activity and its consequences, industrial disputes, any failure to secure flying rights, natural and nuclear disaster, fire, epidemics, health risks and pandemics and unavoidable and unforeseeable technical problems with transport, closed or congested airports or ports, hurricanes and other actual or potential severe weather conditions, and any other similar events.
Vila Vita Collection reserves the right to terminate a Guest's stay for violations of this Agreement, excessive noise, or unlawful activities.
Any disputes arising from this Agreement shall be resolved through negotiation or, if necessary, through the appropriate legal channels in the jurisdiction where the Accommodation is located.
Vila Vita Collection reserves the right to amend these Terms & Conditions. Any changes will be communicated to Guests prior to their stay.
By making a booking with Vila Vita Collection, you acknowledge that you have read, understood, and agree to these Terms & Conditions.
The use of Unmanned Aerial Systems (UAS), including, but not limited to, drones and radio-controlled aircraft and devices, in airspace above private property requires the property owner’s advance written approval, according to Portuguese and EU law.
Vila Vita Parc and Vila Vita Collection place the highest priority on the privacy and safety of guests and staff, as well as avoiding disruption and maintaining tranquillity throughout the property. To this end, personal drone use is not permitted on property or in the airspace above the resort and its off-property venues.
For catering, conference and wedding events contracted on property, professional vendors may request the Resort’s advance written permission for drone photography and filming exclusively within the contracted event venue.
The site including all sub-pages, is managed and operated by Vila Vita Collection, whose headquarters are at Vila Vita Parc. All of the elements that make up this site, including but not only text, images, graphics, files, layout and structure, are protected by legal guidelines relating to intellectual property, and particularly the framework protecting Author’s Rights.
These elements (which include any brands, registered, unrestricted, patented or of great prestige, models, signs, badges, design, names of products, places or services, firms, logos, distinctive signs of commercial business or relating to the legal owners of the intellectual property displayed or used on the website) may not be copied for commercial use or for distribution, nor can they be modified or forwarded to other websites. This website may also contain images which are also intellectual property of third parties and are, therefore, subject to the same laws covering the protection of author’s rights and intellectual property. The introduction, alteration or suppression of information available on the website by the user and without the express permission of Vila Vita Collection is illegal.
